What lease terms are available?
We offer flexible lease terms ranging from seven to fifteen months. Contact our leasing team for pricing by term length.
What does the application and leasing process look like?
Applying at Rowan Pointe is simple! Browse our available floor plans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24 - 48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your new home.
How long does it take for an application to get approved?
Most applications are processed within one to two business days.
What all do I need to apply?
To complete your application, you will need:
- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Administration fee
- Application fee per applicant
What income is required to qualify?
Applicant(s) combined gross income must equal at least three times the monthly rent.
What is acceptable proof of income?
We accept:
- Eight weeks of pay stubs
- Tax return
- Offer letter
- SSI/SSDI
- VA benefits
- Pension
- Child support
- Other verifiable income plus two months of bank statements.
What happens if I'm approved for an apartment but my roommate is not?
All leaseholders must qualify. Options may include qualifying individually or applying with a different roommate.
Do you offer short-term leases?
At Rowan Pointe, we offer seven to fifteen month lease-terms. Contact our leasing office for current availability and pricing.
Is there a preferred employer program? If so, who are the preferred employers?
Rowan Pointe offers a preferred employer program for teachers, healthcare, law enforcement, EMTs, military, postal workers, and other public service professionals. Contact our team for more information.
What is the notice requirement to terminate my lease?
A written notice of at least 60 days notice is required prior to your move-out date. Please refer to your lease agreement for full details.
What is your move-in process?
Every home is pre-inspected before move-in to help ensure a seamless experience. Access your home with digital keys through the DOOR app, submit move-in costs 24 hours before your scheduled move-in, and complete your move-in inspection form within 72 hours of receiving your keys.
Do you require a security deposit? How is it determined?
Yes, a security deposit is required at Rowan Pointe. Please contact the leasing office for more information on the deposit.
Is my security deposit fully refundable?
Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, etc. Express Move-Out cleaning is available.
Do you require renter's insurance?
All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.
What tour options are there?
We offer:

- Self-Guided Tour: Explore at your own pace during leasing hours
- Virtual Tours: View our community online anytime
What times are available for tours?
Tours are available during leasing office hours:
- Monday - Friday: 10am - 6pm
- Saturday: 10am- 5pm
Walk-ins welcome; we recommend scheduling in advance.
What size apartments do you offer?
Visit our floor plans page to view all available layouts of our one, two and three bedroom apartments or view videos on our YouTube channel.
Will I be able to see the actual apartment that I will be renting?
Absolutely, we will do our best to show you your specific home either in person or on our YouTube channel.
What is the typical ceiling height of your apartments?
Our apartments feature 9 foot ceilings throughout.
Do any of your floorplans have a den or home office space?
No, we do not have any floor plans that have a den or home office but we offer office spaces for free and for rent. Contact our leasing team for more information.
Can I request a specific floor or location?
Yes! We will note your preferences and do our best to match you with your dream home.
How long will the apartment I want be available?
Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availabiliy.
What happens if my preferred apartment becomes unavailable?
Our leasing team will find you a comparable alternative that matches your preferences.
What is the lease renewal process?
Renewal offers are sent approximately 90 to 110 days before your lease expires. Residents may review their options, meet personally with the Community Manager to ask questions and provide feedback, and then complete the renewal agreement electronically.
Who are the internet providers?
The exclusive internet provider for Rowan Pointe is Spectrum.
Is Wi-Fi available in common areas?
Yes, there is Wi-Fi available in common areas at Rowan Pointe.
How do I pay rent?
Rent can be paid securely through the resident portal.
When is rent considered late?
Rent is due on the 1st of the month. A late fee will be applied if rent is not received by the 4th of the month.
What other fees am I responsible for?
In addition to rent, residents pay:
- Monthly community fees (internet, amenities, smart lock access, valet trash, pest control, and billing)
- Water and sewer based on usage
- Electric through Duke Energy
- Required renter's insurance.
- Optional fees include pet fees, parking, storage, and credit-building rent reporting.
Can I break my lease? If so, what are the stipulations?
Yes, your lease offers 2 options:
- Pay rent until your apartment has been rented out.
- Paying a termination fee
Both require adequate notice be given of at least 60-days prior to moving out.
When/How should I set up my utilities?
Set up your Duke Energy account before move-in. Rowan Pointe takes care of Spectrum internet, water, and sewer, so the only utility you'll need to establish is electricity.
Who do I set up electricity with?
Electricity is provided by Duke Energy. We recommend setting this up prior to your move-in date to ensure timing is accurate.
Is maintenance offered?
Yes! Our professional maintenance team is available to assist.
How do I submit a maintenance or service request?
How long is the average maintenance request?
Standard requests are typically completed within 24 - 48 hours. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.
Do you offer furnished or corporate apartments?
We do not offer furnished apartments, but our team can recommend local furniture rental services.
Do your apartments have in-home laundry?
There is a washer and dryer in every home. Most homes have a full-size set while select one-bedrooms have stackable units. Contact our leasing team for more information.
What finishes and appliances come standard?
All homes at Rowan Pointe include:
- Quartz countertops
- Stainless steel appliances
- Plank flooring
- Subway backsplash
- Modern cabinets
- Nine-foot ceilings
Do apartments have patios/balconies?
Every home has a patio or balcony; some are screened.
Can I have a grill on my patio/balcony?
Residents can have electric grills only. Per fire regulation, grills with an open flame are not permitted on patios or balconies.
Can I sublet my apartment or put it on Airbnb?
No, subletting and short-term rental platforms such as Airbnb, VRBO or similar services are not permitted per your lease agreement.
Can I paint my walls?
Yes but they must be painted back at move out or you will be charged a repainting fee.
Can I have shelves, curtains, posters, etc.?
Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.
What smart home features are available?
Rowan Pointe offers keyless entry through the DOOR app.
Are there USB outlets and modern electrical setups?
Yes, our homes feature USB outlets. Contact our leasing team for details.
What happens if something breaks in my apartment?
Submit a maintenance request through your resident portal as soon as possible.
What amenities does your community offer?
Rowan Pointe is a neighborhood-style community with amenities including:
- Swimming pool

What are the rules for the clubhouse amenities?
The clubhouse is open twenty-four hours. Quiet hours begin at 10 PM. Private reservations are available for a fee. Contact our leasing team for more information.
What are the pool hours?
The swimming pool is open year-round from dawn to dusk, weather permitting. Two guests per apartment are allowed to use the pool but must be accompanied by a resident at all times. No glass is allowed at the pool.
What is the parking like?
Parking is open parking on a first-come, first-serve basis. There are options to reserve parking spaces, covered spaces or garages for additional fees. Contact our leasing team for details.
What if I have 2 cars or a car and a motorcycle?
We allow one vehicle per leaseholder or two vehicles per apartment home, whichever is greater. Additional vehicles should be parked in designated parking areas away from the buildings. Contact us for information on reserved parking or garages.
Where do I take my trash?
Place your trash outside your door during designated valet trash hours, or dispose of it anytime in the community compactor.
Does the community offer on-site recycling?
No, Rowan Pointe does not offer recycling at this time.
Where do my packages get delivered?
Packages are delivered to our Luxer One package lockers. An email will provide a pickup code.
Are there additional storage options?
Yes! There are small, medium and large storage options available. Contact our leasing office for availability and pricing.
Is there somewhere for me to keep my bicycle secured?
Yes bike racks are located throughout the property.
Are there quiet hours?
Yes. Quiet hours are between 10:00 pm - 6:00 AM. We ask all residents to be respectful of their neighbors.
When will I get access to amenities after move-in?
You will have full access to all amenities beginning on your move-in date.
Are pets allowed?
Yes! Rowan Pointe is a pet-friendly community.
What is your pet policy?
Our pet policy is:
- Two pets per apartment is allowed
- No weight limit
- Pet fee per pet
- Monthly pet rent per pet
- Breed restrictions apply
Can I bring guests to the pool and other amenity areas?
Yes, residents are allowed 2 guests per household. Guests should be accompanied by a resident at all times in community spaces.
Is there guest parking?
Yes, there is guest parking on a first-come, first-serve basis.
How long can a guest stay with me?
Guests may stay for up to seven consecutive days or fourteen cumulative days. Longer stays require written approval from the leasing office.
What neighborhood is your community located in?
Rowan Pointe is located in Pinellas Park, Florida, just minutes from beaches, shopping, restaurants, entertainment, and both Tampa International and St. Pete-Clearwater International Airports.
Are there grocery stores nearby? Are they within walking distance?
Yes, there are grocery stores nearby that are all under 2 miles from the community.
What local restaurants are nearby?
Rowan Pointe is surrounded by a wide variety of restaurants offering American, Italian, Mexican, Asian, Mediterranean, seafood, barbecue, pizza, and more, all just minutes from the community.
What coffee shops are nearby?
Enjoy complimentary coffee in our leasing office, visit Coastal Wildflower Coffee when they stop by the community, or grab a drink at Starbucks, just 0.2 miles away. Several other local coffee shops are also just a short drive away.
What schools are in the district?
Rowan Pointe is served by Pinellas County Schools. The assigned schools are Marjorie Kinnan Rawlings Elementary, Pinellas Park Middle School, and Dixie M. Hollins High School. School assignments are subject to change by the district.
